- Please arrange commercial filming with us prior to your stay - extra fees might apply

- We would appreciate if you always take outdoor cushions and lounge coverings back inside after use to prevent them from getting dirty and damp

- Please take shoes off when going upstairs, the carpets are brand new!

- We respect our neighbours and therefore please take special note to the No Parties and Events policy. If we get notified by neighbours/ police about excessive noise, a party or event we unfortunately have to evict you immediately. We hope you understand!
If you are planning to have guests at our place please arrange this with us beforehand and we might be able to work something out.

- BBQ Cleaning or excessive cleaning is not included in the Cleaning fee, please clean the BBQ after use and leave our house tidy, otherwise extra charges of at least $100 will apply

- Please treat our house as if it was your own. I.e. let us know any damage, use common sense when using heating [please turn heating off when not at home or at the end of your stay

- Smoking or vaping allowed outside only

- Please note you are using our property at your own risk

- Please be careful to not stain our premium Sheridan towels with sunscreen, tanning lotion or make-up.
Sunscreen especially is impossible to remove and leaves ugly yellow stains damaging the towels permanently. If we find stains on towels which we cannot remove despite soaking and washing on a commercial cycle in hot water, we will charge the cost price of $40/ towel for any damage, apologies in advance!

Please take note of the following, as outlined in the Code of Conduct for the
Short-term Rental Accommodation Industry, guests obligation in section 2.5.2

Obligations to neighbours
A guest must not at any time during the occupancy period:
(a) create noise that because of its level, nature, character, or quality, or the time it
is made, is likely to harm, offend, or unreasonably disrupt or interfere with the
peace and comfort of neighbours and other occupants of the premises
(b) act in a violent or threatening manner towards neighbours or other occupants of
the premises
(c) act in a manner that could reasonably be expected to cause alarm or distress to
neighbours and other occupants of the premises
(d) use or enjoy the premises in a manner, or for a purpose, that interferes
unreasonably with the use or enjoyment of common property by neighbours and
other occupants of the premises in a strata or community scheme
(e) intentionally, recklessly or negligently cause damage to premises, any common
property or any other communal facilities within the immediate vicinity of the
premises, or any public property in the vicinity of the premises
(f) intentionally, recklessly or negligently damage the personal property of
neighbours of the premises or other occupants of a strata or community scheme.
This section is an offence provision under section 54C of the Act.
