Private Home with 9.5m Pool | Dog Friendly Accommodation in Brisbane

Please close and lock all windows and doors when you leave the property. Please lock doors at night when you retire to bed.

The property is fitted with security camera (video / audio recording) equipment on the front balcony and on the rear deck, to secure the property. For your privacy, no security camera video / audio recording equipment is located within the home.

POOL
The subject property has a swimming pool located thereon.
Upon your check-in, the pool will generally have a pool cover on it, to protect it from debris and loss of heat (in particular during the non-summer period). The pool cover roller is incredibly easy to use. Please roll the pool cover off the pool completely and onto the roller completely before using the pool. Please place the additional (white) cover over the rolled up pool cover and secure it on each end over the roller. The white cover protects the pool cover while it is not covering the pool. When you have finished using the pool for the day, please roll out the cover and cover the pool completely. The white cover can be stored under the house please overnight. Covering the pool overnight will help keep the pool at temperature without overworking the pool equipment.

The heating system, pump and chemical systems are all automatic, and should not be touched by guests please.

No unsupervised minors are permitted in the swimming pool or back yard at any time. Please supervise your loved ones, including anyone who has a reduced mental state or may be under the influence of alcohol.

Guests will use the swimming pool at your own risk.
I will not be held responsible for any injuries sustained by guests (and their invitees or guests) when using the swimming pool and you will indemnify me for any actions resulting from injuries to guests.
Guests must accept the total responsibility if any accidents occur from falling/drowning/damage to the swimming pool.
Guests are responsible for keeping the pool area clean, neat and organised.
Guests are responsible for keeping all gates shut so the pool area is secured at all times.
Guests are responsible for supervision of the pool area - in particular if they have minors using the pool or pool area / yard for any purpose.
Guests understand and agree to allow me access to clean, check or maintain the pool equipment (if required - this should be unnecessary, unless you have a stay in excess of one week or if there is a problem identified). Guests agree to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for
the pool equipment.
Guests must immediately notify me of any repair that the swimming pool may require. Guests are responsible for the full cost that may be due for repair and/or replacement of the swimming pool that is required as a result of negligence by the guests. Guests must operate the swimming pool in a safe, responsible manner.
No pets of any kind are permitted in the swimming pool at any time. No glass, food or drinks allowed in the pool please.

AIR CONDITIONING
Please do no leave air conditioning, fans or internal lights on when you are absent from the property. Please do not adjust the air conditioning below 22 degrees Celsius.

GAS
The BBQ is Gas. Gas is provided, however some guests use it more than others. If the Gas bottle runs out during your visit, a spare is located under the rear deck. If you require assistance to connect the spare Gas bottle please contact me. Please advise me if you've swapped the Gas bottle, so I know to arrange more.

BBQ
A BBQ is provided downstairs for your use. BBQ tools are in the kitchen (bottom cutlery drawer). Please clean the BBQ subsequent to use. (I reserve my right to charge a $50 BBQ cleaning fee if the BBQ isn't cleaned prior to your departure).

The BBQ is Gas. Gas is provided, however some guests use it more than others. If the Gas bottle runs out during your visit, a spare is located under the rear deck. Please advise me if you've swapped the Gas bottle, so I know to arrange more.

FIREPIT
A firepit is provided in the rear yard. Please supply your own timber and kindling (both are readily available at local service stations).

KEYS/REMOTE CONTROLS
All guests are responsible for the safekeeping of any accommodation keys/remote controls (if provided). All keys/remote controls are to be returned. Any missing keys or remote controls will need to be replaced at your cost.

NUMBER OF OCCUPANTS
All accommodation must be used for private, residential usage only and to accommodate the number of guests stated on your booking confirmation (and those advised by message).

LINEN
Linen is provided and will be laundered subsequent to checkout. In preparation for checkout please leave any used bathroom towels in the bathroom. Any used pool towels can be left in the bathroom or on the external clothesline. You do not need to strip the beds of bedding prior to departure.

SUPPLIES
Basic toiletries (body wash, shampoo, conditioner, toilet paper) are provided. The kitchen is stocked with basic supplies and additional supplies, as available (supplied additional supply items may vary). You are welcome to use what supplies you need during your stay. Art (drawing / painting / colouring in) supplies are also provided for your enjoyment during your stay.

DISHWASHER
Please stack your dishes into the dishwasher and leave it running on departure. Dishwasher tablets are supplied (see cupboard above the fridge). You do not need to run a full cycle and unstack the dishwasher prior to your departure.

The dishwasher has an automatic open setting at the end of its cycle.

LAUNDRY / SHOPPING
For any washing needs, a combo washing machine is available downstairs and a clothes line is available to hang any washed items to dry.

If you'd prefer, there is a laundrette 150 meters away (2 minute walk) on the next street (Corner of Oxley Road and Calston Street).

I’d also recommend you take a walk up to this set of shops to take a look at the Aquarium / Pet Shop, consider dining options (Thai, Indian, Bakery / Pies, Takeaway / Fish and Chip Shop - Barramundi with Beer Battered Fries is my favourite!), or to treat yourself to a massage.

If you walk beyond the small set of shops, and left at the roundabout (up Oxley Station Road) you will come to the Oxley town centre, which has a Woolworths, a range of other shops and some cafes and restaurants (and a train station which heads directly to Brisbane City). This is around a 1.1km walk each direction (2.2km round trip). (10 minutes each direction).

If you walk the opposite direction (South) on Oxley Road you’ll quickly come to “the Ox” Oxley Hotel, Officeworks, First Choice Liquor, and beyond the Ipswich Motorway (through a walking track) Bunnings, A homemaker centre (The Good Guys, The School Locker, TK Maxx, JB Hi Fi). This is around a 1km walk each direction (2km round trip). (10 minutes each direction).

PARKING
There is ample off street parking. One vehicle may be parked on the driveway.

NOISE/NUISANCE
Please be considerate of the neighbours. Please limit excessive noise, nuisance or disturbance during your occupancy, including when using the pool.

DAMAGE
Please report any damage or breakages to the owner.

SMOKING
We are a non-smoking household with young children. Please no smoking inside the property or on the back deck or front balcony. If you wish to smoke, please do so in the rear yard near the firepit. An extra cleaning charge may be rendered should you smoke inside the home.

REPAIRS
When booking the property you agree to permit all repair and/or service personnel to enter the property for the purposes of conducting any inspection, repair, service or maintenance deemed necessary by the property owner/agent. If repairs need to be carried out please contact me as soon as possible.I’ll then communicate with you as to any expected service calls during your occupancy.
