To ensure an exceptional stay. Please familiarise yourself with the house rules. You will find a copy of the house manual on the coffee table or hall stand on your arrival.
Check In
Check in is 2pm to 8pm, but may be flexible. Please check with us if you are going to arrive earlier or later. If possible, we would like to be accommodating. Be rest-assured that you will hear from myself during your stay to make sure you have settled and have everything you need.
Check Out
We kindly ask guests to be checked out by 10:00AM. If you require a late check out please contact me to discuss. Please note that we may not be able to accommodate a late check out if we’re expecting guests later in the afternoon.
Locking Up
• Lock back screen door and back timber door from INSIDE the COTTAGE and exit via the front door.
• Check the front door electronic handle is LOCKED (e.g. cannot be opened from outside without keycode being entered). EXIT through the FRONT DOOR AND CLOSE BEHIND YOU. Please DO NOT lock the SCREEN door when exiting the Cottage.
• Please ensure that the Garage Doors are CLOSED and LOCKED (these can be locked manually if required).
• Close the gates
Parking
There is ample off- street parking available for guests staying at the cottage. The large two bay shed at the rear of the property is also available for use during your stay. You can find the keys on the key hook by the kitchen.
Air Conditioner
We do want you to be comfortable, however unless the weather is extreme please turn it off if you are leaving the house for the day.
The air-conditioner has both heating and cooling capabilities.
Fire Place
Due to the age of this cottage we ask that guests do not use the fire place, instead please admire the beauty.
Air conditioning
There are 4 units throughout the house to keep you cool in summer and warm in winter.
Games, Books and Toys
In the third bedroom you will find books, board games, puzzles and a few toys. Please enjoy everything while you stay however, we would appreciate when you leave, that you leave all these things for others to enjoy.
Kitchen Facilities
The kitchen is fully equipped for you. There are plenty appliances for you to use during your stay. For your convenience we supply milk, coffee, tea, condiments and pantry staples, so please help yourself. We kindly ask that when using these, you practice good hygiene procedures (handwashing) and only use clean cutlery/crockery (no double dipping). We do our best to maintain the supply and replace them regularly, some items are replaced after each stay; bread, milk, butter.
Dishwasher
Dishwasher is available for use. Please use dishwashing tablets/powder under the sink. To start a cycle please hold the ‘power’ and ‘half load’ button once you have selected the cycle. Please clean the filter after use.
Microwave and Stove
The cooktop of the stove is gas while the oven is electric. The hotplates are self-igniting. There is a flint gun in the kitchen that can be used to manually light the hotplates if required.
Prior to using the stove, you may need to switch it on; the switch operation is in the middle of the double power point above the bench to the right of the oven.
When using the microwave please cover food prior to heating to avoid food splatter.
BBQ
The BBQ is available for use during your stay. Please ensure it is cleaned after each use in preparation for the next guest. There are BBQ wipes and scraper underneath the BBQ. There are BBQ cooking utensils in the kitchen.
Please ensure that the gas is turned off (turn tap to the right/clockwise) after use.
Please let us know if the gas bottle is empty and we will replace as soon as possible.
Outdoor Area
You will find some chair pads for the outdoor chairs in a box under the patio area. Please feel free to use these and place back in the box after use.
Water
We do ask you to be mindful of water. It’s not that long ago that our water supply in Toowoomba was very low. We would like to think that we are still doing our bit to conserve this precious commodity.
If you require water to wash any belongings outside or fill dog bowls you may use the tank water next to the back deck.
We have several house plants. If you notice them feeling a little drab, feel free to give them a little drink.
Bathroom
There is a hairdryer in the cupboard underneath the sink for your use. A clean bathmat, hand towel and face washers will be placed in the bathroom for your use. Fresh towels will be placed on each of the beds. The rest of the linen is in the cupboard next to the bathroom. We would ask that you don’t use every towel in the house just because they are there. Shampoo, Conditioner, Soap, tissues and toilet paper are also provided.
First Aid/ Sewing Kit
We have provided a basic First Aid Kit which is located in the cupboard of the bathroom cabinet along with some other essentials which you may need.
There is basic sewing kit in the drawer of the hall table if you happen to have a minor wardrobe malfunction.
Bedroom’s
All bedding is made up with freshly washed linen prior to your arrival. In winter you will find electric blankets on the single beds. There are additional blankets and doona’s in each bedroom. Where possible waterproof mattress and pillow protectors will be used however due to possible safety risks the electric blankets cannot be used with the waterproof protectors. There are two heaters in the front rooms if required.
There is also a cot and highchair that can be supplied on request.
Laundry
We know you are on holidays however there is a fully equipped laundry for your use. The laundry is located on the back deck, next to the second toilet. Washing liquid, fabric softener, pegs can be found in the laundry.
If you’re staying for an extended period of time and would like fresh linen, we would appreciate if you’re able to wash the existing towels and sheets as per care instructions rather than using multiple towels and sheets from the linen cupboard.
A dryer can also be found on the back deck. Please remove the cover sheet during use and ensure that the lint filter is cleaned after each use. Please clean switch off after use.
Iron and Ironing Board
Can be found in the broom cupboard next to the fridge.
Cleaning
We do want you to enjoy the house however in the event of an accident (spill or breakage) you will find a vacuum, broom, mop, dustpan and brush beside the fridge.
Furthermore, we wish to advise you that we thoroughly clean the home once guests have departed and have increased cleaning and sanitising of door handles, refrigerator handles, taps, switches, removes, and other high touch areas to prevent the spread of infection. Linen is also sanitised during washing.
Fire Blanket
There is a fire blanket located in the pantry in the kitchen in the unlikely event of a fire.
Smoking
We do ask that you respect our no-smoking policy. An additional cleaning fee will be charged if you choose to ignore this. In respect of you, we have provided an ash tray which you will find under the sink. Please use this outside and enjoy your cigarette on the deck.
Rubbish
There are rubbish bins located in the bathrooms and the kitchen. Extra rubbish bin bags are under the kitchen sink. The 2 wheelie bins will be at the back of the house on the cement.
Council Garbage Collection is a Monday. If you’re staying at Ambient Cottage on a Sunday night we kindly ask that you assist us by putting the bins on the kerb. General waste is collected weekly and green waste or recycling is collected fortnightly. There is a calendar on the fridge outlining which bins are due for collection.
If you arrive to the cottage on a Monday after bin collection, we kindly ask that you assist by bringing the bins in off the kerb. The bins are kept at the rear of the house next to the back deck.
Visitors
We would like you to feel at home during your stay at Ambiente Cottage. Please feel free to have extras to enjoy a meal, however we ask that you be very mindful of our neighbours and our peaceful little street. We also encourage you to let us know if extras are going to be staying overnight.
