We provide below a copy of the House Rules as applicable to your stay at this property. Please read them carefully and inform other guests staying with you of these rules before your stay commences.
HOLIDAY RENTAL HOUSE RULES
House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property.
1. General requirements
a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and
b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable; and
c) Guests are to leave the property in the condition in which it was found.
2. Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
3. Visitors
a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times. The limit of persons permitted at this property is 9 persons at any one time; and
b) Guests are responsible for ensuring that Visitors comply with these House Rules.
4. Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and
must comply with all the other requirements.
5. Parking
a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and
b) Parking arrangements at the Property are as follows: Subject to availability, there is space for up to 2 cars in the garage (entrance in Chapman Street); Street parking on Chapman Street. PLEASE NOTE: Regent Street is a 'no parking' and 'no stopping' zone. DO NOT PARK ON COUNCIL STRIP AREAS, council fines may apply for doing so. Please note, the inside of the garage is monitored by CCTV and IN using the garage you acknowledge of the presence of the CCTV.
6. Garbage and recycling
a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and
b) Garbage and recycling arrangements at the Property are as follows: Rubbish collection is early Thursday morning and recycling early every second Thursday morning. PLEASE EMPTY BINS into the outside bin prior to your departure. You will receive an email 2 days prior to your stay with further information concerning garbage and recycling as applicable to your stay.
7. Security
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
The property is protected by a back-to-base monitoring system. This system will be disarmed for your arrival and you will not have to use the system during your stay.
8. Swimming pool
a) The swimming pool must not be used between the hours of 10.00pm and 7.00am.
b) No glassware is permitted in the pool area.
c) Please ensure the pool gate is shut and secured at all times.
d) Please do not interfere with the pool cleaning system (Kreepy Krauly) or filter settings. The vacuum must remain in the pool at all times.
9. Deck and balcony areas
No jumping or overloading on timber verandahs.
10. Smoking
Smoking is not permitted on this property.
11. Pets
Small pets are permitted indoors Pets are not permitted on beds and furnishings. Please ensure you clean up after your pet.
12. BBQ
There is a gas BBQ in the backyard. Please ensure the gas is off at the gas tank after each use. In the event the gas runs out during your stay, we try to ensure a full spare tank is available and kept in the garage. If not, we are happy to reimburse you should you need to replace the gas. Please take care when using gas and gas products including changing gas bottles.
13. Damages and breakages
Damages and breakages must be reported to the Manager. We appreciate your cooperation in doing this so we can ensure the property is equipped appropriately for future guests.
14. On departure arrangements
Arrangements for keys, security, dishwashing, rubbish, etc are: as per the email instructions you will receive 2 days prior to your stay commencing. Please ensure your keys are returned to the lock box and the garage remote and key returned to the key hook in the sitting room if you have accessed the garage.

16. Compliance
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
